Managing Director Kalle Miettunen describes Kiinteistöhuolto Jurvelin as a company with deep roots in Oulu. Founded in 1974, the company now employs more than 200 professionals and generates annual revenue exceeding €12 million. A Dedicated Equipment Division

At Kiinteistöhuolto Jurvelin, machine services operate as a dedicated business unit. Fleet Manager Marko Piira is responsible for fleet management and equipment procurement.

The fleet consists of approximately 16 machines ranging from 2.5 to 13 tonnes. Wheel loaders form the backbone of the fleet, with Cat machines playing a key role.

"We have equipment for virtually every application. Industrial sites and commercial properties require larger machines, while city centres and residential areas demand compact and agile solutions," says Piira.

Cat 908 Wheel Loader – A Noticeable Step Forward for Operators

Jurvelin currently operates several Cat 908 wheel loaders. The company also has experience with the previous H Series, but according to Piira, the newer M Series represents a significant improvement.

"The controls, adjustment options and ergonomics of the new generation are on a completely different level. Feedback from our operators has been extremely positive," says Piira.

Property maintenance equipment often operates around the clock, particularly during the winter season. Oulu's changing weather conditions place demanding requirements on both the machines and service support.

"One day we're clearing snow, the next we're spreading sand, and conditions can change overnight. That requires dependable machines and fast service support," Piira explains.

The newest machines are covered by Avesco service agreements, while smaller routine maintenance and urgent repairs are carried out in-house.

Mika Pulkkinen, Sales Representative at Avesco Oulu, sees the Cat 908 as an ideal machine for northern operating conditions.

"This is a compact wheel loader weighing approximately 6,700 kg and equipped specifically for property maintenance applications. With a top speed of 40 km/h, operators can move quickly between sites," says Pulkkinen.

He highlights Caterpillar's strong pushing power, high hydraulic performance and standard LED lighting as key advantages. The latest compact wheel loaders are fitted with Nokian TRI tyres, providing excellent traction without the need for studs.

"The warm, pressurised cab, automatic climate control and ergonomic seat make long shifts much more comfortable. The joystick is mounted to the seat and moves with the operator, which significantly improves comfort and machine control," Pulkkinen adds.

The Operator's Perspective Matters Most

Operator Riku Vänttilä works with a Cat 908 wheel loader every day. For him, operator comfort makes the biggest difference.

"The machine has been surprisingly comfortable and smooth to operate. The seat is excellent, visibility is outstanding, and there's plenty of lighting. Long working days are much easier when the ergonomics are right," says Vänttilä.

He also appreciates the machine's agility and precise handling, especially when working in the confined spaces of residential properties and city-centre locations.
